The building is designed to International LEED Platinum Specification. The building comprises nine floors over 2 basement levels providing Grade A office accommodation. The building is split into 2 separate buildings each with its own plantrooms and services.
Fresh air is provided to the office space by a new high efficiency run around coil recovery air handling unit. The air onto each floor plate is controlled via motorised dampers linked to the BMS. The AC to the floor space and landlord areas is 4 pipe fan coil units.
Heating will be achieved through high efficiency gas fired boilers installed to generate low temperature hot water (LTHW). The offices will be served by a chilled water circuit served from a landlord high efficiency central chiller plant.
Energy meters are fitted to the heating and chilled water circuits and pipework onto each floor plate then linked to the BMS to record the energy usage by each tenant and landlord.
Mains, cold and hot water will be piped to the various outlets and sanitary facilities to be provided in the office development. A hot water storage cylinder will be provided in the sub-basement plantroom to meet the requirements of the sanitary facilities, future fit-out tea stations and cleaning facilities.
FKM undertook the challenging role of co-ordination on the project and all do difficult it was successful. Services were installed as per the drawings and within millimetres of finishes.
